Why buy new build homes

Choosing between new build apartments and build complete property can be difficult for a number of reasons: character, safety, running costs, warranties, they all come into question. But in recent years new builds have become more and more popular due to the many advantages they come with:
Warranty: new build homes come with a 10 year NHBC warranty covering structural defects. This will give you two years’ builder warranty (some property developers offer longer) and then a further 8 years’ insurance provided by NHBC for any defects in the build. This means peace of mind for many years ahead.

  • TOP design and technology– new build apartments are designed for modern living and to the latest specifications. Modern and easy to manage, new builds come equipped with designer kitchens and bathrooms fitted with the latest fixtures, fittings and energy efficient appliances usually which come as standard with a new build home.
  • Personalization –As the first owner of a new build apartment, you can create your own style and taste choosing between the options that developers have available. Most of the times, property developers have different range of colours and standards to choose from for carpet, bathroom tiles, flooring, and kitchen / bathroom equipment. It’s good to know everything in the house is new and with warranty with no worry to renovate or invest further.
  • Energy efficient -The most up-to-date energy efficiency and ventilation technologies are also included as standard in new build homes so you can move in and enjoy your new property, knowing that it won’t need updating for many years to come. Better insulation means lower running and maintenance costs for you.
  • Security and fire safety –New builds are safer and more secure than build complete properties. Fire safety is helped by the standard installation of smoke alarms, fire doors, and fire retardant materials. Many new build apartments will also include security locks, burglar alarms and video entries as part of your standard specification.
  • Government backed incentives -As well as the Government-backed “Help to Buy” scheme, some property developers operate their own buyer incentive schemes such as;  part exchange/ assisted move on an old house, payment of stamp duty, help with removal costs and part-funded deposits. Many developers also offer properties “off plan”, meaning homeowners who reserve a new build apartment before the house is built, can choose their desired plot and personalize the house to their individual needs.
